This page is for the garage door that has given a La Riviera house years of work and now wants a little back. It has earned a repair before anybody mentions replacing it. Larchmont Riviera's first tract maps were recorded in 1963, so these are long-settled streets, and what we repair is the moving part of the garage: the springs and cables, the rollers and hinges, the opener overhead. We would be glad to keep yours going.

Identify what your door is doing before you call. If it is one of these, do not keep operating it.
Your torsion spring has snapped under intense torsional load. Forcing the opener to lift the door without spring assistance will burn out the motor or snap the drive belt.
A lift cable has slipped off the drum or a roller bearing has seized and popped out. Operating the door in this state can completely drop the heavy panels.
A stripped internal nylon drive gear or a blown starting capacitor. We carry complete carriage gear rebuild kits in our trucks to repair your system immediately.
Don't let a snapped spring, snapped cable, ripped weather seal, or a defective remote keep you locked inside. Our expert teams carry fully stocked dispatch trucks. We regularly perform comprehensive garage door maintenance (inspection, lubrication, adjustment, and component testing) to keep your system safe. We serve La Riviera and the communities around it.
In two corners of La Riviera, old planned-development ordinances say where a garage goes — and stop short of its door.
Repairing a garage door in La Riviera is work on a garage whose place was decided long ago, and in two planned developments here Sacramento County wrote the garage itself into the ordinance.
College Greens East, a townhouse and condominium development adopted in 1973, fixes its garages in place. Its 1973 ordinance says “the location and configuration of the parking areas and garages shall be as shown on Exhibits 1 and 2,” and, separately, that no garage may be used as a residence, temporary or permanent.
The Glenbrook East planned development (not every Glenbrook East tract), adopted three years before it, comes at the garage from another side: it lists what is prohibited on its land, and garages are on that list — “garages, car ports, patio awnings, and similar accessory buildings except as otherwise shown on exhibits.” Put plainly, on the land it covers no garage or carport goes up beyond the ones on the approved plan.
Between them, those two ordinances say where garages may stand. Not one line in either is about the door. A new spring, a cable back on its drum, a roller running in a true track or an opener that answers the button again leaves every garage exactly where the exhibits drew it, and even a replacement door hung in the same opening adds nothing and moves nothing.
Both ordinances bind their own areas and no more; neither is a rule for La Riviera as a whole. Whichever street your house is on, a door that has stopped gets the same visit and the same repair.

Yes. La Riviera is one of the communities we cover in Sacramento County, and we work across the county lines around it too — the nearest places we cover are listed at the bottom of this page, whichever county they fall in.
La Riviera is unincorporated, so residential building permits there come from Sacramento County rather than from a city hall. Replacing a door is a different job from swapping an opener, and whether either one needs a permit is theirs to say, so start with Sacramento County's building permits page: that is where the current requirements and fees live.
